Regan is our team's inhouse interior designer (student) and a licensed realtor focusing on working with buyers, and builders. Her personal experience buying a newbuild home sparked Regan's interest in design and love of the control new homes provide to buyers. This has opened doors for our buyers to work with many new home builders while always being personally guided every step of the way with a multi-field professional.

New Home Buying Tip #1 - Appliances

Buy appliances separately when buying a new home. This allows you to select from a vast verity and keeps the cost of the appliances out of your mortgage.  

New Home Buying Tip #2 - Ask about upgrades not regularly offered.

Sometimes custom design are only a request away. Most builders have the ability to provide a vast array of colours and options that they do not display so that they don't overcomplicate the process. If there is something specific that you want, ask.

Ever since the process of choosing her new home, Regan has been in love with design. Regan is set to graduate her design program in 2024 and will be able to offer fully licensed design and real estate advice then. In the meantime we offer her objective eye to the design process for our clients while she is a design student.

Understanding what each builder offers as part of their standard packages is a critical part of selecting a builder. We rely on our experience and relationships to ensure that you are selecting a builder that is well suited to the home of your dreams. 

New Home Buying Tip #5 - Investments and Upgrades

When you are buying a new build home as an investment there are some items to spend on but also some that you can get away with selecting lower end finishing for. The big mistake that people make is to upgrade their investment like it was their own home and then never re-coop their investment.  

New Home Buying Tip #6 - Pre-delivery Inspection

Your PDI or (pre-delivery inspection) typically takes place between a week before and the day before you get possession of your new home. It is important to note that the home will not be perfect. It is part of the process to work with the builder to find the flaws and remedy them. No home is perfect for delivery but some builders are known to be "closer" to perfect than others.

Deciding that you want to purchase a new build home is a big step. When clients are thinking about new homes we take the opportunity to show them some of the show homes from our preferred new home builders in Ottawa. The process can be fun and less stressful than racing to see resale homes when they come to market.
